Rain in Arizona has a way of stopping us in our tracks. The clouds roll over the Superstition Mountains, the desert smells amazing, and suddenly everyone is standing at the window saying, “Look, it's raining!”
I love it, too. But once I've enjoyed the view, my real estate brain kicks in: How is the house handling it?
A rainy day can show you things that are easy to miss when the sun is shining. Whether you've lived in your home for years, are getting ready to sell, or are shopping for one, here are a few things worth noticing while the rain is here.
Where does the water go?
Take a look outside when it's safe to do so. Are the gutters and downspouts carrying water away? Is water collecting against the foundation, by an exterior door, or on the patio? Does the yard drain as you expected, or is one spot turning into a little lake?
A puddle during a storm isn't automatically a problem. Water that keeps flowing toward the home, gets inside, or remains pooled long after the rain deserves a closer look. In our desert neighborhoods, drainage paths and washes also matter. Give flowing washes plenty of room, and never cross a flooded road to check on a property.
Check the places you don't usually stare at
Walk through the house and look around windows, ceilings, skylights, and exterior doors. Watch for fresh drips, damp spots, or stains that seem to be growing. A musty smell after rain can be another clue that moisture is finding its way in.
Don't forget the garage and any covered patio. Those spaces can tell a story, too.
Notice what the yard reveals
Rain can show where soil washes away, where a patio slopes, and whether landscaping sends water toward the house. If you have a roof drain or downspout, see where it actually empties. That quick observation may help you ask better questions before you make changes to the yard.
And if you spot something concerning, take a few photos and note where and when you saw it. That makes it much easier to explain the issue to a qualified roofer, drainage professional, or home inspector.
Why does this matter if you're buying or selling?
For buyers, a rainy-day showing offers a different view of a home. You can see how the outdoor spaces work and notice moisture clues you might not see on a bright afternoon. It doesn't replace a professional inspection, but it can help you know what to ask.
For sellers, this is a chance to catch a maintenance issue before a buyer does. A clean, dry, well-maintained home gives people confidence. If you know about a water or drainage issue, talk with the appropriate professional about addressing it and handle disclosures accurately.
Arizona rain is beautiful, especially here in Gold Canyon. So enjoy those clouds over the Superstitions, take in that wonderful desert smell, and then give your home a quick look around. Sometimes the weather gives us the most useful tour of all.
