Buying a home is one of the biggest investments most people will ever make, so it only makes sense to take a few simple steps to help protect it. One free tool that every homeowner in Arizona should know about is the Recording Notification Service now offered by both Pinal County and Maricopa County.
This free service sends you an email whenever an official document is recorded under your name with the County Recorder's Office. While many of these recordings are completely legitimate, receiving an alert allows you to quickly verify that you were expecting the document. If something doesn't look familiar, you'll have the opportunity to investigate it right away.
One thing to keep in mind is that if you have a common name—like mine, Karen Johnson—you may receive alerts for documents that belong to someone else. Personally, I don't mind receiving a few extra emails if it means I have another layer of protection watching over my property. I'd much rather review an occasional notification than discover months later that someone recorded a fraudulent document without my knowledge.
How to Sign Up
Signing up only takes a few minutes:
- Visit your County Recorder's Recording Notification Service website.
- Enter your email address.
- Add the name or names you'd like to monitor.
- Include any variations of your name as separate entries (for example: John Smith, John R. Smith, or J. Smith).
- Check your email and activate your account.
A few important things to remember:
- The service only monitors documents recorded after you enroll.
- Your name and email become part of the public record as required by Arizona law.
- The notification system is an early warning tool and does not prevent fraud, but it can help you detect suspicious activity much sooner.
